Remember that it's best to start your searc EARLY when looking to buy a home in Colorado Springs or surrounding areas, as there are a lot of options not only in houses but areas. Consider whether you need to be in or near a certain area (school district, w/in so many miles of your new work place, near a gym that you are going to transfer your membership to, etc). Do you want to be in a covented community with an active HOA (Home Owners Association), or would you prefer a more relaxed neighborhood where you don't care if someone parks on the street overnight or in their own yard? Do you have kids and would prefer to be in a family-oriented neighborhood or would you prefer more of a quiet community with generally older neighbors or a hip area with generally single individuals? Are you only considering a single family home or would you also consider an apartment, townhome, or condo? Do you want to be near theatres and shopping or would you prefer a neighborhood farther out from town, maybe a ranch or farm? Do you have friends here that you'd like to be near?
Can you buy a home outright with cash or do you need to finance the loan? Do you know what you qualify for financially? How much do you have saved to put down towards the purchase? If you're going to need to get a loan, as most people do, please do yourself (and all of us involved in the transaction to close) and use a LOCAL lender.
